In 2025, Closed sales were up by as much as 30% in our typical "slow months" - September & October, compared to 2024.
Interesting.
Homes CLOSED in September & October means buyers were actually seeking and settling contract terms in JUNE, JULY & AUGUST.
Why does this matter?
WE JUST GOT ABSOLUTELY HAMMERED BY AN ALL-TIME STORM SEASON IN SEPTEMBER & OCTOBER!!
9 months later buyers are like - "What storm?" 🤣
Official hurricane season starts June 1.
August is when the first full hurricane most often develops.
Resuming the house-hunt in June says buyer sentiment is more eager than afraid.
Of course this is painting with a broad brush, and each sub-market will share it's own relative portion of that macro reality.
But 20-30% isn't a small difference,
and people don't buy homes on a whim.
This confidence is likely due to the collective applied experience of building homes to last -
